Know About Istanbul: Property Choices

Istanbul spans two continents, Europe and Asia, with the Bosphorus running between them. The city combines historic landmarks, lively neighborhoods, business districts, universities, healthcare facilities and modern services.

1. A Brief History

  • Byzantium: The city began as the ancient settlement of Byzantium.
  • 330 CE: Emperor Constantine made it the capital of the Roman Empire in the East, and it became known as Constantinople.
  • 1453: The Ottoman conquest made the city an imperial political and cultural center, a role it held until the Republic of Türkiye was established.
  • Landmarks: Hagia Sophia, Topkapı Palace, the historic walls and the Historic Peninsula remain reminders of this legacy.

2. Strategic Location and Economy

  • The city sits between two continents, with access to the Bosphorus and the Sea of Marmara.
  • It is a major Turkish center for business, services, tourism, transport and education.
  • It offers a wide range of residential and professional environments.

3. Urban and Real Estate Transformation

  • Over recent decades, existing buildings and districts have been renewed, and infrastructure has been developed.
  • Since 2015, urban renewal has continued alongside the growth of modern residential projects and managed housing complexes.
  • The market now includes both traditional housing and contemporary projects with shared amenities.

4. Buying Property as a Foreign National

  • Eligible foreign nationals can buy certain types of property. Rules apply on nationality, location, area limits and restricted zones.
  • Ownership transfers only through registration at the Land Registry (Tapu). A preliminary sale promise alone does not transfer title.
  • A real estate route to Turkish citizenship may be available when the current legal requirements are met.
  • Some developers offer installment or staged payment plans. The terms vary by project and should be reviewed in writing.

5. Notable Areas on Both Sides

Istanbul has 39 districts, each with its own character, amenities and property options.

6. Education, Healthcare and Services

  • Universities: about 58 to 61 universities or university-level institutions, depending on the source. One common breakdown is 13 public and 44 foundation or private universities.
  • Schools: international, private and public schools. One directory listed 35 international schools in 2025.
  • Healthcare: public and private hospitals and specialist medical centers across the city.

7. Transportation and Everyday Life

  • The network includes metro, tram, bus, ferry and other sea services, plus major roads.
  • The urban rail network is about 402.6 km long. Metro İstanbul operates 18 lines, about 245.75 km of it, and the network continues to expand.
  • Shopping areas, parks, restaurants, cultural venues and recreational activities are found throughout the city.
