Turkish Citizenship by Real Estate Investment: (2026)
Türkiye offers a legal route for eligible foreign investors to acquire Turkish citizenship through qualifying real estate investment. Through this route, an investor can own property in Türkiye and apply for citizenship once all requirements are met.
1. The Turkish Passport in 2026

Examples of visa-free destinations: Albania, Bosnia and Herzegovina, Serbia, Montenegro, Kosovo, Georgia, Moldova, Japan, Malaysia, Singapore, Indonesia, Brazil, Argentina, Chile, Colombia, Morocco, Tunisia and South Africa.

2. How the Program Developed
- January 2017: The program was launched with a minimum real estate investment of USD 1 million.
- September 2018: The threshold was reduced to USD 250,000.
- June 2022: The threshold was raised to USD 400,000, which still applies as of September 2026.
Buying a property does not automatically grant citizenship. The property must qualify, all requirements must be met and the required approvals must be issued.
3. Core Requirements
- Buy qualifying real estate worth at least USD 400,000, or the permitted equivalent.
- Register a three-year non-sale restriction at the land registry.
- Meet the official requirements for valuation and verification of the investment amount.
- Complete the foreign currency purchase, payment proof and land registry documents.
- Obtain the qualifying investment certificate.

4. The Process Step by Step
- Select the property and verify its eligibility and value.
- Prepare the valuation report and the financial documents.
- Complete the land registry procedures.
- Transfer the title and register the non-sale restriction.
- Obtain the qualifying investment certificate and submit the citizenship application.
- After approval, obtain the Turkish ID card and apply for the passport.
5. Family Inclusion
- The investor’s spouse and minor children can be included, subject to eligibility and documentation.
- Adult children, parents and other relatives are not automatically included. They may need separate legal routes.

- Family travel: Family members who obtain citizenship have more flexibility for travel and visits.
